As-Built Special Inspector Services in Florida – When the City Inspector Can’t Make It, We Step In
Sometimes construction schedules move faster than county or city inspection schedules. When that happens and work gets covered before a required inspection, Florida Builders Engineers & Inspectors Network provides As-Built Special Inspector Services to verify and certify covered work through detailed forensic engineering methods.
Recently, our team was called to perform an As-Built Inspection for a duplex property on South Highway A1A in Melbourne Beach, Brevard County, Florida. The property owner had contacted the Brevard County Building Department for final inspection—only to discover that the rough drywall inspection for the entire structure had been missed and the walls were already closed up.
Our Forensic Inspection Process
Under the supervision of Gordon W. Myers, P.E. and Roger Morales, M.S. Eng., Licensed Building Inspector, our forensic inspection team mobilized to the site. Using advanced tools such as a Bosch digital metal detector and a Depstech HD Borescope Camera, we conducted a comprehensive review of the drywall installation—verifying details that would otherwise be hidden behind finished walls.
Our inspection confirmed:
-
Drywall thickness: 5/8” Type X fire-rated drywall along the perimeter firewall assemblies and 1/2” drywall on interior partitions.
-
Fastener type and spacing: Verified through targeted probe areas and borescope imaging, confirming compliance with Florida Building Code (FBC) Section R702.3.5 and ASTM C840 for fastener application and spacing (8” on ceilings and 6” on walls for wood framing).
-
Proper attachment: All perimeter drywall sheets were properly anchored to wood framing members with approved fasteners at consistent intervals, ensuring code-compliant installation and fire separation integrity.
Engineering Certification and Reporting
After verifying compliance through physical inspection, imaging documentation, and FBC cross-reference, a certified engineering report was issued to the Brevard County Building Department confirming that the drywall installation met all applicable Florida Building Code (7th Edition) requirements. This report allowed the project to move forward toward final approval—saving the property owner costly delays and unnecessary demolition.
